Construction

Buildings with multiple building construction types should be rated using the lowest construction type. For example, a building with frame and non-combustive construction will be rated as Frame. For clarification, the types and definitions of each are as follows:

Frame

Buildings with exterior walls of wood or other combustible materials including construction where combustible materials are combined with other materials such as brick veneer, wood iron-clad or stucco on wood.

Joisted Masonry

Buildings where the exterior walls are constructed of masonry materials such as adobe, brick, concrete, gypsum block, hollow concrete block, stone or tile and the floors and roof are constructed of combustible materials.

Non-Combustible

Building where the exterior walls are constructed of metal, asbestos, gypsum or other non-combustible materials, and the floors and roof are constructed of non-combustible material.

Masonry Non-Combustible

Buildings where the exterior walls are constructed of masonry materials such as adobe, brick, concrete block, stone, tile or similar materials and the floors and roof are metal or other non-combustible materials.

Fire Resistive

Buildings where the exterior walls are masonry and the floors and roof are concrete on fully protected steel or reinforced concrete columns and beams, and carry a fire resistive rating of no less than 2 hours.
